WHILE the presidential candidates are competing with each other over plans to bail out home mortgages across the country, pity the suffering renters of New York who are left out in the cold. The voluminous tax-cutting plans by Senators Barack Obama and John McCain do not address the fundamental disparity in the tax codes that allows homeowners huge deductions on mortgages but does not provide a similar benefit to renters, who make up around two-thirds of the city's households.

Senator Obama, for example, has promised to cut taxes on American families earning less than $250,000 a year. But the Obama-Biden tax calculator on his Web site, barackobama.com, shows that a family earning only $200,000, but without a mortgage, will get no tax cut under his plan, while a family with a $400,000 mortgage will get significant savings. AS some New Yorkers try to take advantage of a slowing real estate market, they're seeking loans from lenders whom they haven't borrowed from in years: their parents and other relatives. These buyers aren't people who lean on rich relatives every time they need cash; in fact, most of them said they had never asked for help in their adult lives.

But banks have tightened lending standards so much that if the would-be buyers don't ask for help, they will either have no chance to buy, or stand to lose down payments already made or mortgages already negotiated.

Financial advisers say they are fielding many more calls than usual from clients asking which investments to tap into to help their sons and daughters and what the tax implications will be. Mortgage brokers, too, are spending hours talking to their clients' relatives about lending money and becoming guarantors. (more ...)

A report shows that the Manhattan rental market has decreased slightly over last year.

The NEW YORK - A report shows that the Manhattan rental market has decreased only slightly over last year.

The New York rental brokerage firm Citi Habitats says that the price for all apartments, excluding one-bedroom apartments, dipped slightly between July and September compared to the same period last year. One-bedroom apartments increased 1.7 percent.

The dip may seem to indicate a weakness in the market, but the firm says there has been no precipitous decline in rental rates or substantial increase in vacancy rates. In fact, Citi Habitats says that it rented more apartments during the three months than it did during the same period in 2007.

The economic downturn apparently is not doing much damage to the robust Manhattan apartment rental market.

Sacrificing comfort and personal space is an old exercise for most people living in Manhattan, especially for creative-class types or aspiring artists. For the past few years, living with any degree of comfort in Manhattan required one of two things: good family connections or a well-paying, white-collar job. But what will happen when even successful young professionals in fields like I-banking and corporate law lack the job security to pay monthly rent on a basic apartment?

This has been a morbid year on Wall Street, where hordes of successful and hardworking financial wunderkinds have lost their jobs due to some bad bets by profit-hungry bosses. (more ...)

It's a tough time for buyers and sellers. With financial news headlines about Wall Street's meltdown ratcheting up the fear factor, both sides are cautious about plunging into the real estate market.

As a result of the turmoil, those who work at financial firms are backing out of deals because they are unsure of their job security. Meanwhile, sellers are seeing their units sit on the market longer and are pulling them off. Other buyers who want deals are holding out, thinking prices will come down further. And buyers who are willing to pull the trigger now face greater financial hurdles getting mortgages.

Many brokers said the worst is yet to come and do not expect the housing market to bounce back so fast. A number of brokers said they are not hopeful of a turnaround until third-quarter 2009.

"I think things will get worse before they get better," said Barak Dunayer, president of Barak Realty. (more ...)

Washington Heights - an old-fashioned, no-frills neighborhood dominated by small buildings and mom-and-pop stores - is one of the last city neighborhoods for rental bargains, according to brokers.

Suffering a double whammy from the impact of the residential market slowdown and a lingering (some say outdated) reputation for crime, the neighborhood located at the northern tip of Manhattan still attracts priced-out refugees from Greenwich Village, Chelsea and the Upper West Side.

According to the latest market report from Citi Habitats, rents in Washington Heights are the cheapest in Manhattan.

The report said in the second quarter of 2008, the average rent for a studio apartment was $1,062. For a one-bedroom, it was $1,254; for a two-bedroom, it was $1,543; and for a three-bedroom, it was $2,025. (more ...)
